Adding Separate Garage -- design considerations?
One of my neighbors recently built a detatched garage for his house trailer (retired and spends summers living in cooler climes). That got me thinking about adding a detatched garage for my house. Like most neighborhoods, there is an HOA that limits what I can built.
After a quick survey and some rough measurements, it appears I am limited to a 19' X 46' footprint. If I leave room to park an 18' trailer outside, the footprint would be reduced to about 19' X 32' (I'm leaning towards that option). All configurations require the door to be on the narrow end. I suppose another option would be to put doors on both ends and pull the trailer all the way through and park it in back. Right now I have 3 vehicles, my son has 2, we have the trailer and a couple of quads. With just a 3-car garage, 2 vehicles, the trailer, and the quads are outside all the time. I'd like to have space for all 5 vehicles and the quads, and have room to move junk from my current garage to the new one. I definitely would like to include a lift. My son works as a vallet at a Dodge dealer and recommend Rotary brand lifts. I've seen a few and I agree that would be a good choice. They sell 2-post and 4-post models. I estimate the cost for a lift at $3500 or less. I'll probably need 13' under the ceiling. Any ideas or suggestions? What should I expect for cost/sq. ft. of the structure? I understand concrete is getting expensive. What is the cost/sq. ft. for driveway and other exterior paving?
