New house needs garage help.

Well we are getting a new house but it being a track home is causing some grief. It is only a two car garage so I was planning a lift for the Elise but as you can see there is a large beam running down the middle so I do not have the clearance for stacking. Height to beam is 7'11". The depth is 19'3" by 19'6" so getting wheel dollies and putting the Elise sideways wont work either.

After all the garage measuring and head scratching I went to measure the cut out for the TV. Good news is the 60" Sony will fit but the TV stand is ONE inch to big. Just not my day oh well, suck it up cupcake!

Enough of the rant, now for the help. I want to do a tile floor but don't know what kind of tile to use. Any of you ever done it, would you do it again? The Race Deck seems ok but real tile just looks so nice.

Take a look at company name on the side of the porta-potty.

For your Christmas and birthday presents for the net five years, ask for your garage to be turned into a tandem. Blow out the back! Is your lot big enough and what about covenants?

What if you lift the Elise with the top off and the windows down and straddle the beam between the windshield and the roll bar? So instead of measuring the height of the Elise to the top, measure to the window sill.

Thanks for the idea, I had not thought of that. Unfortunately it wont clear, the hood height is 30" plus 58" for the Volvo or WRX plus another 8" for the lift for a total of 96" or 8 feet. That damn beam is 7'11" from the floor.

I may not know anything about renovation, but how hard is it to lower the floor by an inch or two?

Looks like new construction, not renovation. Lowering the floor would not be cost effective. Definitely more so than re-engineering the beam, though.

Anyhow, the answer to your question is simple... PRIORITIZE!!!!

Get rid of the frivolous unnecessary things that come with your house... a courtyard? Pfft.. X it.. Porte Cochere?? WTF? X it! Windows? X 'em! What's left? Room for 4 cars with no major modifications to the house!

DO it!!!

The car is pretty short length-wise. Could you just shift it one way or the other, with the front of the car near the beam?

What if instead of parking a volvo or WRX under the lift, you park another Elise? I mean, having one Elise is good, so having two should be even better. Seems like a decent swap for the WRX.

Does the lift lift by the wheels or the body? If it is the body, that might also give you a little more space.

If it does lift by the wheels, take them off, and lift it on dummy wheels (without tires). That'll save a few inches.

Or, if you have an adjustable suspension, lower the car before storing it.

I'm sure I can come up with a few more.

I think I will just take a sawzall to the WRX and the problem will be solved. The design cannot be changed, it is a new construction track home. The rest of the house fits all the other needs, location, office for the wife, rooms for the kids and a price point that lets me keep the current house.

So any of you done any tile work?

One lousy inch??? Jeeeeeeeeez...... Maybe a different brand of lift? Lower profile tires for the Volvo? Remember, that beam is boxed with drywall, you might gain an inch just by removing it (the drywall).

There's GOTTA be a way.......

Drill a small hole straight up under the beam and see how much more room there is until you actually hit it. If they boxed it with 2x4's there might be 1-1.5 more inches to be gained. The drywall itself is probably 1/2 inch.

I'm VERY sure you can shave that beam down some. That's not all wood, it's alot of covering as well. That would net close to an inch. If not there's minor things you could do in addition to meet the height requirements. Like different lift, smaller tires on bottom car etc..
It can be done and fairly simple too, since you only have to cut the part where the car would touch.
That house about 460k ? Looks like one of those in Corona by the airfield.

It's very possible that there's no drywall over the beam in the garage... structure is often left exposed and just painted in garages since there's no climate control (gypsum could degrade in high humidity).

I've done tile work. Here are your options (rough guesses on elevation increase):
  • Linoleum - about 1/8" increase in elevation
  • Porcelain or ceramic on thinset - about 3/8" increase
  • 12" stone (marble, etc) tiles on mud - about 3/4" to 1" increase
  • 18"+ stone on mud - about 1" to 1-1/2" increase

You have other options, though, which are really hot for a garage:
  • Stained concrete - 0" increase in elevation (you can stain patterns, too)
  • Terrazzo - about 1/2" but really worth it (way better than tile for a garage imo)
  • Rubber "garage" tiles - not sure... 1/4"?
