I'm in pretty much the exact situation as you except I'm 21 and I'm an electrician. I think in the end you have to decide for yourself whether you want a nice car and pick up chicks or have a nice house. I live in toronto and know that there are some descent roads here, 401 is terrible right now though. If you want to live in the city go for the house man. a decent starter house here is around 400k and if you want that or better you might want to save up some money

I would buy both. A fixer starter home and inexpensive car toy. That home will be your spring board for your dream home. Make it rental after you buy that dream home and with your new wife. Buy both.

Since you are a realtor you should know that in this situation (both near term decision) it should be house before car to get the most favorable income to debt ratio. Also, as someone have already mentioned, a realtor pulling up to show a house in a Lotus might not be the best thing. Bottom line, a house a great long term investment, a Lotus is a very poor financial investment, but boat load of fun. If you are a live for today kind of guy get the Lotus, who know what could happen in a year.
