[DFW] Real Estate Atty?
Anyone got an experienced one?
My guy is a criminal attorney. I'm thinking about moving and would need someone to handle the standard paperwork on a sell and purchase - option contracts, contracts, etc. Preferably someone whose legal assistant can turn the boilerplate around quickly, if needed. Bonus if he's a "car guy."

cody, i bought my first house from a guy w/o agents. we just used a tile company, they did all the work. make sure you have the house sold as is, buyer can get an inspection or not, its their choice, though its foolish not to get one.
agents just get in the way, and take %7 out of your pocket. its no different than buying a car from a private party. make sure that the buyer doesnt use an agent either though, or they will take %7. if both use agents the agents split the %7. you can specify "no agents", or just raise the price of the house a tad, so you can compensate for it. go for it cody! thats how i would go when i sell the house I am in. laws may be different in texas from AZ. but just call a title agency and ask them for the info or to direct you to a source. fishguy

My trouble is the house I'd like to put an offer in on is already under an exclusive sell contract with an agent. ![]() I was hoping to put in a verbal with the agent and then followup with a written if they accepted. Since it'd be a contingency contract (gotta sell mine first), and I don't want their agent representing me, I was hoping to get an atty. to draw up the offer letter - assuming it even gets that far.

from my understanding,if they have an agent , then you should also, it wont save you any money not to use one in that case. the market here has slowed, and its certainly a buyers market right now. i would say use that to your advantage. a smart seller would take any reasonable offer if they really want to sell the house, and not just have it offered for sale.
i think agents are good at finding/advertising properties for you, but beyond that, they are just in the way of doing business directly with the seller/buyer. i have alolot of friend who have become agents, and its a pretty simple process, and relatively easy test. they are just glorified salespeople, who sell high $ items. i would think buying the house is the easy part, selling you r place would be the harder part hope you get your house cody.

Buy the house from the other party, but put a 3% refund to you in the contract. Or contact an agent, pay them a flat fee ($400 to $600) and take the rest of the commission back during closing.
I've done this a number of times, it's pretty easy to do. With regards to the 'offer letter', just use the standard real estate transaction form. It's not that complicated to fill out.
